Full refurbishment, fit-out, and FFE of Pall Mall in Manchester: a Grade II listed, post-war landmark reimagined as a high-performance, sustainable workspace.

Project Overview

Appointed as principal contractor, we managed all elements of the scheme across a 120,000 sqft GIA development, delivering a technically complex retrofit over a two-year programme.

The £33m project transforms a building with ageing systems into a modern workplace, without losing the character that made it worth keeping in the first place.

Scope of Works

This wasn’t just a fit-out. It was a full repositioning of the asset.

 

Our role included:

– Full strip-out and refurbishment of the existing building

– Complete M&E upgrade and replacement of legacy systems

– Delivery of serviced office space

– Construction of workspace floors, café, gym, and changing facilities

– Installation of furniture, fixtures, and equipment (FFE) throughout

– Coordination of all trades as principal contractor

– Full façade replacement

 

We also delivered significant structural interventions, including:

– A single-storey extension to create terrace and plant space

– A two-storey extension providing additional office and plant space

– Structural opening formed between upper and lower ground floors, with installation of a feature staircase

 

Refurbishing a listed, mid-century building comes with a different set of rules.

– Existing systems were at end-of-life and required full replacement

– The structure needed to be adapted, not stripped back and rebuilt

– Modern performance standards had to be achieved without compromising architectural integrity

– Engagement with conservation and heritage organisations

This required a careful balance between preservation and performance, particularly around sustainability and building fabric upgrades.

The Result

The completed scheme delivers flexible, occupier-ready workspace across three towers, designed to support a range of working styles.

 

Key features include:

– Coworking, private, and serviced office space

– Shared lounges and bookable meeting rooms

– Ground floor reception, café, and collaboration areas

– On-site gym, showers, parking, and cycle store facilities

– Roof terrace and external amenity space

 

The building was 90% let at launch, demonstrating strong demand for well-located, high-quality retrofit workspace.
