Understanding the RIBA Stages

The Royal Institute of British Architects (RIBA) Plan of Work provides a structured framework for the design and construction process of building projects. Here’s an overview of stages 0-7 provided by Dragonfly, with a focus on their specific tasks and deliverables.

Stage 0 – Strategic Definition

What It’s About: Defining your project’s objectives and viable options.

What We Do: Collaborate with you to grasp your budget and strategic needs. We conduct site appraisals, and aid you in defining your requirements.

Outcome: A high-level project brief outlining the scope and potential constraints

Stage 1 – Preparation and Brief

What It’s About: Developing the initial project brief and outlining the project parameters.

What We Do: Refine the strategic brief by incorporating your detailed requirements, desired outcomes, and quality standards. We arrange site surveys where necessary, establish budget estimates, and initial procurement strategies through conducting a feasibility study.

Outcome: A comprehensive project brief and a strategic outline of cost and procurement methods.

Stage 2 – Concept Design

What It’s About: Creating initial design concepts that meet your project brief.

What We Do: Create multiple conceptual design options, such as general arrangement plans, massing studies, and preliminary building designs. We consult with planning authorities and stakeholders to ensure compliance and gather valuable feedback.

Outcome: Conceptual design drawings, initial visualisations, and an updated project cost estimate.

Stage 3 – Spatial Coordination

What It’s About: Refining the design and ensuring coordination across all disciplines.

What We Do: Develop detailed architectural designs and coordinate with structural, mechanical, and electrical engineers to ensure all systems integrate seamlessly. This includes meticulous planning to comply with building regulations and other legislation.

Outcome: Developed design drawings, coordinated plans, a refined cost plan, and submitted planning applications.

Stage 4 – Technical Design

What It’s About: Making the designs build ready.

What We Do: Produce comprehensive technical drawings and specifications, covering every aspect of the construction process. This ensures that our subcontractors have precise instructions to follow, minimising any risks or uncertainties during construction.

Outcome: Detailed technical drawings, specifications, and tender documents.

Stage 5 – Manufacturing and Construction

What It’s About: Bringing the design to life.

What We Do: Oversee the construction process, ensuring that everything is built according to our specifications. We keep you updated with regular progress reports and handle any issues that arise on site.

Outcome: The physical construction of your project, adhering to the agreed design and quality standards.

Stage 6 – Handover and Close Out

What It’s About: Completing the project and ensuring you’re satisfied.

What We Do: Conduct final inspections and quality checks, making sure everything meets your expectations and regulatory standards. We then hand over the completed building to you and provide any necessary training or documentation.

Outcome: A completed project ready for occupation and use, with all necessary certifications and documentation.

Stage 7 – In Use

What It’s About: Ensuring everything runs smoothly post-completion.

What We Do: We provide post-occupancy support to address any issues that arise and ensure the building operates as intended. We also gather your feedback to improve future projects.

Outcome: A fully operational building with ongoing support to ensure it meets your needs over time.
